Turning Time Constraints into Brand Strength: A Downeast Maine Photography Case Study
Small business owners wear many hats. On any given day, they may be focused on customer service, operations, finances, hiring, and marketing. While most business owners understand the importance of professional photography for their website, social media, brochures, and other promotional materials, finding the time to create those images is often a challenge.
Last October, I had the opportunity to work with a short-term rental and property management company in Downeast Maine that faced this exact challenge.
Background
Located in Hancock, Maine, Simply Rentals USA is a full-service property management company specializing in short-term rentals. They cater to property owners looking for a high level of service as well as vacationers seeking an ideal getaway location.
Challenge
Simply Rentals’ primary geographic focus is on the Downeast Maine communities of Hancock, Ellsworth, Winter Harbor, Gouldsboro, and Sullivan. This area offers a quieter pace and the charm of small towns and villages in comparison to the busier and more tourist-driven areas around Bar Harbor.
As part of their business strategy, Simply Rentals wanted to highlight the natural beauty, affordability, and relaxed lifestyle that make Downeast Maine so appealing. At the same time, increased competition from other property management companies meant they needed stronger marketing materials to help position themselves as a trusted resource for both vacationers and property owners.
Like many small business owners, the owner of Simply Rentals also had limited time to personally capture professional images while balancing the day-to-day responsibilities of managing rental properties, handling guest needs, and growing the business.
Approach
The project involved close collaboration with the owner of Simply Rentals to learn more about the company, its marketing goals, and the unique characteristics of the Downeast region.
During our initial consultation, we discussed not only the company’s brand and target audience, but also how the photography could be used across the company’s website, social media, brochures, and other marketing materials.
The timing of the project was also intentional. By photographing the area during the fall season, we were able to capture the colorful foliage, quiet harbors, blueberry barrens, and peaceful lakes that reflect the slower pace and natural beauty of Downeast Maine. These seasonal images would also support future efforts to increase fall bookings and attract visitors looking for a quieter and more scenic vacation experience.

Landscapes and scenery that reflect the region’s small-town charm and relaxed pace
Results
Simply Rentals USA was able to free up valuable time that could be devoted to running and growing the business while also gaining a library of professional images for future marketing efforts.
The images can now be used across the company’s website, social media channels, brochures, seasonal campaigns, and promotional materials. Future plans also include using the photography to create prints, greeting cards, and other customer gifts that can help strengthen loyalty while also creating an additional revenue stream.
For small business owners, professional photography is not just about creating attractive images. It is about saving time, strengthening a brand, and building a library of marketing assets that can be used throughout the year.
